On a lease to purchase, it is very similar to a normal lease, except instead of paying a deposit upfront, you pay what is called an ‘Option Fee’. This is non-refundable, and is 100% applied to the option (purchase) price if you exercise your option to buy it.
We also give a rent credit each month, which means a portion for your rent is applied towards the purchase price as well. The idea is, by the time you are ready to purchase it, it should appraise for higher than the price that you are paying for it at that time. Great deal, huh?
There are some responsibilities that come with a lease to purchase home, one of which is you will be responsible for the day-to-day maintenance and upkeep on the property. As the future potential homeowner, the tenant is responsible for maintenance and repairs during the lease period.
**We typically do a 12 month lease period, so you have plenty of time to exercise your option. However, it is possible to offer an extension for those that need more time.
